Servicing Heavy-Duty Commercial Hinges: Fixing Sagging Doors

When a heavy commercial door starts to sag, the hinges are usually the first thing to blame. The good news is that a sagging door is often repairable without replacing the door.

Why doors sag

Weight and use wear the hinge pins and the knuckles that carry the door. Screws pull out of soft frames. A door closer that fights the door adds side load. Over time, the door drops and drags.

What to check first

  • Screws: are all hinge screws tight and biting into solid wood or metal?
  • Wear: is there play in the hinge when you lift the door?
  • Frame: is the frame cracked, bent or pulling away from the wall?
  • Closer: is it adjusted properly, or is it slamming the door?

Simple fixes

  1. Tighten the screws. If they spin freely, use longer screws that reach the framing.
  2. Replace worn hinges. Heavy doors need heavy-duty hinges, often ball-bearing.
  3. Add a third hinge to a tall or heavy door.
  4. Adjust the closer so it is not stressing the door.

When it needs more

If the frame is damaged, or the door itself is warped, hinge work will not solve it. A frame repair or a new door may be needed.

Why not wait

A door that drags will keep wearing, and the latch will start to miss the strike. What starts as a hinge repair can become a lock replacement and a frame repair. Fix it early.
